I didn’t include the lowest comp or the two new homes from the builder in this price range. But like last time, if push came to shove you can probably get a higher appraised price because of the new home sales.
With the massive marketing I do and with getting your home in show condition we could push the high end of the spectrum and I would recommend a list price of $125,000. If you really wanted to push it you could list for $129,900 but I wouldn’t recommend it right now unless you changed out carpet and painted and cleaned it up perfectly.
Market conditions are good but historically speaking this is when things get a little slower from the beginning of the school year through the holiday season. The good side is prices are usually at the highest prices or closest to it when the inventory of homes for sale is low and we are at the bottom of the year right now for inventory. See graphs below:
